<p>Hi guys! Excited to share our master bath reveal! We actually shot it in early February, before all of the quarantine stuff hit. I was planning on posting early March but with everything going on it didn’t feel like the right time so here we are months later 🙂</p>
<p>Our bathroom is one of my favorite rooms in our house. There’s nothing better than taking a long, hot bath with a view of the valley! Cody and I both wanted a <a href="http://bit.ly/3cvcSbZ" target="_blank" rel="noopener noreferrer">really big tub</a>, we love to take baths. It’s a great size it can actually fit us both and Cody is over 6ft. I take a bath almost every single night in the winter, a little less in the summer just because it gets so hot, but I love that quiet time so much. I light a bunch of candles dim, down the lights, and relax with a magazine and tea on my bath tray. One of the main focal points in the space is <a href="http://bit.ly/2VFfvSy" target="_blank" rel="noopener noreferrer">this beautiful chandelier</a>. I can’t imagine our bathroom now without <a href="http://bit.ly/2VFfvSy" target="_blank" rel="noopener noreferrer">it.</a>– so stunning! And then did <a href="http://bit.ly/3ap4eKb" target="_blank" rel="noopener noreferrer">these beautiful brass sconces</a> on our vanity to match it.</p>
<p>One of our main starting points was <a href="http://bit.ly/2VIsWBd" target="_blank" rel="noopener noreferrer">the vanity</a> – I loved the European look of the metal legs and we found <a href="http://bit.ly/2VIsWBd" target="_blank" rel="noopener noreferrer">this amazing company</a>, Palmer Industries, and they were so amazing to work with. I always want to call out the super great companies cause it makes all the difference. Everything is completely customizable, the color, style, shelves if you are building to check out their stuff! I love how they turned out and it makes the bathroom feel really open. To make up for the lack of closed storage with the vanity, we did large vanity cabinets. I love all the shelving in there.</p>
<p>For almost all the tile in our house, we used Bedrosians. Another amazing company we worked with. The shower we wanted to do contrasting sizes, so did small 1×1 square tiles on <a href="http://bit.ly/3cH91si" target="_blank" rel="noopener noreferrer">the floor</a> and brought that pattern up on to the <a href="http://bit.ly/2v85p1w" target="_blank" rel="noopener noreferrer">wall tile in the shelves,</a> and had these inset shelves installed by <a href="https://www.bedrockquartz.com/" target="_blank" rel="noopener noreferrer">Bedrock Quartz</a> (who also did our fireplace). The large slabs for the shower walls (also Bedrosians) are one of my favorite parts of the space, we looked at so many different pieces and the way these ended up lining up – I’m obsessed. It’s four large sheets of porcelain, it looks like giant slabs of marble but more affordable alternative if you want to save a little.</p>
<p>Last but not least wanted to talk about our faucets. We decided to mix metals in our bathroom which I love how it turned out. Our hardware and lighting is brass, and all our faucets are polished nickel. We went through so many options before we finally settled on all of the Polished Nickel finishes from <a href="http://bit.ly/2VIsWBd" target="_blank" rel="noopener noreferrer">Brizo</a>. A majority of our faucets in our home are from Brizo (you can see them in <a href="https://www.hellofashionblog.com/2019/06/hello-fashion-blog-kitchen-reveal.html" target="_blank" rel="noopener noreferrer">our kitchen reveal here too</a>) Their pieces are so beautiful and brought in the perfect luxe European feel I wanted to incorporate into space. I especially love <a href="http://bit.ly/2VIsWBd" target="_blank" rel="noopener noreferrer">the widespread faucet on our vanity faucets</a>. Their polished nickel has the tiniest bit of warmth to it so it flows perfectly with the other brass finishes in the space.</p>
<p>Special shout out to Erin Hansen our interior designer, she was so patient and really helped bring the things I loved to live. She is so great and putting everything together to make a space feel unified!</p>

<p>Guys, I still have so many posts I need to put together on our new home and I promise for all those who have sent in questions, I’ll be answering soon! We are still finalizing a lot of spaces and I’m still in the process of decorating, so I wanted to share a few of my favorite pieces from the Serena &amp; Lily sale where the entire site is 20% off with code INSPO (ends soon!).  I’ve had a few pieces in my cart for a bit, and they never do this sale, so it’s just the push I needed to pull the trigger! Also wanted to share a few quick lessons I’ve learned while going through this decor process – keep reading to see</p>
<h2>It really is all in the details.</h2>
<p>I never realized what a difference even the smallest changes make, from baseboard trim to light fixtures. Getting all new furniture can really add up, but making a few updates to your lighting, decor, or even just <a href="http://bit.ly/2Jwn4ql" target="_blank" rel="noopener">throw pillows</a> can go a long way! I love <a href="http://bit.ly/2TWrEC8" target="_blank" rel="noopener">this striped pillow</a> – how cute are the side tassels! Also <a href="http://bit.ly/2JwbueM" target="_blank" rel="noopener">this light fixture</a> –  we brought the honeycomb pattern into our new house in a few spots, and now I’m craving it everywhere. For more of a statement, I’m obsessed with <a href="http://bit.ly/2JFhW3g" target="_blank" rel="noopener">this shell chandelier</a>.</p>
<h2>Picture [it] perfect.</h2>
<p>I’m such a visual person which I’ve realized is one of the hardest things about the process for me when it comes to decorating. I have such a hard time deciding on different decor items without seeing them in person, but the turnaround time for furniture is so much longer than clothes (obviously) so it’s not an ideal process. I ended up putting together mood boards with all the pieces I was thinking of for the room to see how different pieces would come together. It might seem like a time-consuming step, but taking a few minutes to help myself visualize a space ends up saving a massive headaches in the long run.</p>
<h2>Neutrals vs. Color.</h2>
<p>This is one of those things I’ve learned in fashion that I found myself adopting in home decor, too. If you’ve followed my for a while, you’ve seen a gradual transition towards neutrals. Colors are always going in and out of season, but when it comes to those investment pieces, its the neutrals that will be truly timeless. I love bringing color in with pretty accents that are easier and more affordable to swap out occasionally as your taste changes. <a href="http://bit.ly/2U5Ye4o" target="_blank" rel="noopener">These rattan stools</a> are one of those neutral pieces you’ll love forever (also <a href="http://bit.ly/2U3gTOm" target="_blank" rel="noopener">these</a>!) and I love <a href="http://bit.ly/2U8RpiR" target="_blank" rel="noopener">this console table</a>. <p>One thing I’ve always believed in is giving yourself something to look forward to, big or small! Everything from setting ambitious goals and rewarding yourself with a trip to a destination you’ve always dreamed of, to finishing a healthy day with a yummy treat, to getting excited for what the next season holds. The anticipation and build up is half the fun, right?! Here are a few things I look forward to every season:</p>
<ol>
<li>Pulling out my favorite seasonal pieces like spring dresses or summer sandals after they have been packed away for months. I’m always counting down until when I can start wearing next season’s pieces!</li>
<li>A family trip, whether it’s a quick weekend getaway or a planned vacation to a new destination.</li>
<li>Treats! Easter cinnamon rolls, spiced chais in the fall, s’mores on a summer night – food is always a finishing touch for the best memories, am I right?</li>
<li>And I always get so excited for the seasonal blooms, spring tulips, summer peonies! I just got my first tulips last week! They make me so happy!</li>

<p style="text-align: center;">Now all our flooring is covered while they work on the other parts of the house. This is our living room (and partial dining room) view. One of the things we really stressed when we were designing this house was we wanted as much natural light as possible. Cody and I both love windows and the energy of a bright space so we maximized as much windows as possible.</p>

<p style="text-align: center;">Last weekend was the first time I’ve noticed this angle, and I’m so in love with all the windows you see from here.</p>

<p>They are about 75% done with cabinets. These are the lockers for the kids backpacks and coats when you come in from the garage. That is one of my biggest pet peeves right now we have a really small closet at our rental, and when the kids come home from school everything just gets thrown at our entry way especially during the winter with coats, so I am really excited about these with lots of storage so we don’t have that mess.</p>

Im so excited to put cute pillows on them! A bunch of you were asking about tile details. They are handmade ceramic tiles. <p>So right now we are hoping, REALLY HOPING, to make it in before Christmas. Cody thinks it will be Valentines Day and I’m praying for Christmas haha so we will see. Fingers Crossed! I’m REALLY excited for the space and what it will be, but I also don’t want to sugar coat it and act like it hasn’t been stressful, that Cody and I haven’t fought about decisions along the way, or had hiccups in this whole process. I think honestly I just had no idea how many little decisions went into this process. Also I am a crazy detail oriented person when it comes to even the smallest details on how I want something to look. If I could give any piece of advice I would say if you have never built a home (this is our first time and we had zero experience) and are doing everything 100% custom, realize it is 100% a part time to full time job. I think if we were to do it over, I almost wish we would have done one of the subdivision homes where they only give you limited amount of options so I could learn the process for my first time, and then do 100% custom the second time around where I know more about the details and how long things take. I know we will love the home so much once its done. I want it to be a place the kids have so many memories of and consider the “house they grew up in”. My family was in town a couple weeks ago and my parents pulled up the house I grew up in in elementary/middle school in Washington, and I had soooo many memories. I can’t wait to make this that special place with the kids.</p>

<p>Through this whole process I have learned so so much! We’ve made a lot of dumb mistakes, got burned by people, realized stuff cost a lot more than we thought, realized the process was a lot longer, had arguments between me and Cody over what we want, and so on and so on!  I wanted to share some of things we’ve learned so if you’re building you hopefully don’t go through the same headache we did!</p>
<p>This post is going to turn into a novel, but I wanted to share the WHOLE story. We’ve been through three builders and years trying to make this happen, so it’s a lot to share.</p>
<p>I’ll start with the lot. We drove by this lot every day for months and fell in love with the view! It was our dream lot, but it was never up for sale, until one random day we noticed a FOR SALE sign. We called and it was out of our price range so we set big goals for work, and hoped it wouldn’t sell before then. When the time came that we were able to get the lot it was still for sale!! The owner told us he had lots of developers reach out to buy it but he wanted to sell it to a family and was so excited for it to be our first home. We closed on the lot right around Christmas of 2014.</p>
<p>BUILDER ONE. Our first builder was super nice and had been referred by a friend, but during the very beginning stages of getting things approved, someone in his family got terminally ill. We had been on the fence about actually building the home because we found a lot we really liked by my sister-in-law (who we hang out with every weekend) and thought maybe it was a sign to sell our old one and build by her. So we held off, put our old lot up for sale, put an offer in on the lot next to Cody’s sister, and thought it was a done deal. When we did our due diligence on the new lot we found it had been used as a dump site years ago for old refrigerators and appliances so we were worried about that, and also found out there was no way to make our current house plans feasibly fit on the new lot without going back to square one, which means thousands of dollars down the drain for the plans we had already perfected. So we pulled our offer and decided to find a new builder and build on our original lot.</p>
<p>BUILDER TWO: Honestly, I can’t even remember how we found these guys but this is where things really went wrong. The one thing I will say they did do right is help us make some adjustments to the house plans to utilize some of the space for things we would use more, like taking out the office downstairs and turning it into a bedroom and making a bigger closet for my office upstairs since I work so much from home. The major things that went wrong were the timeline and the budget (they went over our budget by 40+%). I understand that sometimes things cost more but they never brought these increased prices to us they would just send us bills for the overages. We broke ground on our home on Beckam’s birthday last year, March 16th, 2017, and then months and months went by and it seemed like next to nothing was being done.</p>

<p>September rolled around (six months later) and they hadn’t even finished pouring the foundation, which in my opinion is ridiculous. Over and over again we were promised it would be done the next week and it didn’t happen. Because we were new to building, I didn’t know if this was typical because everyone says it will take longer than you plan. I kept calling friends who had built and they said it didn’t seem right so we finally started reaching out to new builders because prices were continually going up and it felt like nothing was being done. Other houses around us started going up that broke ground months after us and they were already framing! I will go into more details about some of the major issues in my Q&amp;A post, but the biggest thing was I didn’t feel like I could trust our builders, and because you spend so much time and money with these people I think trust is one of the biggest things you need to have with whoever you pick.</p>

<p>BUILDER THREE: Our current builder is Brian Hansen of <a href="https://www.instagram.com/heritage_custom_homes/" target="_blank" rel="noopener">Heritage Custom Homes</a>, and his wife <a href="https://www.instagram.com/erinhansendesign/" target="_blank" rel="noopener">Erin Hansen</a> is our interior designer. I had actually found Erin through the Parade of Homes. We fell in love with the clean modern design she did for the parade home. We actually hired her first while we had our second builders. I was continually calling her about my frustrations with the constant delays and one day when I was so fed up I said WE NEED NEW BUILDERS! She told me her husband was a builder and hadn’t mentioned it before because she didn’t want me to feel like she was just suggesting him because they were married. We met with them and you could just sense the honesty and passion they had for their job! Brian took everything over and has literally been a dream to work with. He’s helped us readjust things to get us back to a realistic budget, been on time consistently ( I can’t tell you how much this means after having almost nothing be on time with our previous builders), he has called me with ways to SAVE money where he sees it – another huge thing we never had happen before. He’s been so honest and realistic about things, it has made these last couple months so much easier to build and actually got me EXCITED about the house again. (I’m not sponsored to say this in any way, I say this all because after how much money, time, and headache we lost over our second builder I would NEVER want someone to go through the same thing.) I can’t tell you how many times Cody and I said, “Is this even worth it?” while working with the second builders – it was a true true nightmare. I am so so thankful we found Brian and Erin. I think I appreciate it on a different level because I saw how wrong building can really go!</p>
<p>So now things are rolling!!! We are expected to be in July this year!</p>
